What Happens Next?
Sometimes a home just isn't the right fit for us here at Simply Homes. Here are a few common reasons why we might pass on a home, and what you might do next.
Market Fit
We aren't in in your market (yet).
We're only buying in certain markets (and even then, only certain areas in those markets). This means that if your house isn't where we are actively buying, then the system might give you a rejection. We'll stay in touch and let you know when (and if) we expand to your specific neighborhood!
Flood Risk
Your home is located in a flood zone that we feel is risky.
Your home might be located in a flood zone ( per FEMA designation), and we don't usually have an interest in homes that have a high potential for flooding.
Repair Cost
Your home needs more work than we feel is financially viable.
Some houses just need more work that we can financially justify. This doesn't mean you can't sell you house, it just means we might not be the right fit. We normally have to make sure that the house can support, via it's "After Repair Value", the level of updating or repairs we feel are needed.
Home Size
Your house has a size quirk that we can't work with.
It's common for a home to be rejected by our system because you have a ratio problem.
This might mean that you have too many bedrooms, too few bathrooms, or the square footage of the home doesn't fall within our guidelines. We call it a ratio problem because we are looking at the ratio between a number of factors (like number of bedrooms for the square footage) that may not work for us.
